Metal: inspect annually, minimal upkeep

Asphalt: inspect twice a year, more repairs
Check for cracked, curling, or missing shingles after storms. Look for granule loss in gutters. Replace damaged shingles promptly to prevent leaks. Budget $300 to $800 per repair.
